106 New High-Rise Buildings In The Works...
106 new high-rise building are either under construction or proposed for construction in the City of Los Angeles.
Among the most recent proposals are:
- “ArtWalk East and West”—three separate 27-story mixed use buildings in NoHo.
- A proposed mixed-use 19-story building at 521 S. Spring St. in downtown.
- A 17-story mixed use building at 655 S. La Jolla Ave, also in downtown.
- Koreatown condominiums totaling 11 stories at 831 S. Harvard Blvd.
Compare this to the period from the late 1980s through 2004 in which over a 15 year period only three—yes, three—new high-rise buildings were built in the City of Los Angeles.
The tallest building in the planning stage is the Park Fifth condominium building at 433 W. 5th St. (across the street from Wagenseller Law Firm) at a height of 76 stories.
According to Andrew Adelman, the General Manager of the City of Los Angeles Department of Building & Safety, recent problems with the Park Fifth development have the City expecting plan check in 4-9 months. Mr. Adelman spoke at the Southern California Development Forum last week.
Of the proposed high-rises, 6 already have Temporary Certificates of Occupancy, 15 are under construction, 19 are in plan check, 5 are expected to be in plan check within 3 months, 9 are expected to be in plan check in 4-9 months and 52 are undetermined.
The majority of proposed high-rises are planned for the downtown area. Others are planned along Wilshire in Koreatown or the Wilshire Corridor, NoHo and one in San Pedro.
