- Aggressively represented a mixed residential and retail building owner in real estate litigation. While the other defendants paid to settle, our client paid nothing.
- Secured a stipulated judgment and full repayment from a St. Louis freight shipping company on behalf of our client, the owner of a $4 million industrial warehouse. Based on our breach of contract lawsuit, we recovered over $80,000 in back rent and all of our attorneys’ fees.
- Forced an unhappy corporate investor in our real estate developer client’s townhome development to dismiss its case against the developer and its principals. Our client paid nothing.
- Secured a Writ of Attachment against a Lease Guarantor’s Beverly Hills mansion worth $3.5 million, freezing the asset and prompting a quick settlement for the entire amount we demanded. Our client recovered all of the back rent owing plus its attorneys’ fees.
- Successfully extricated real estate developer in alleged $1.8 million breach of partnership lawsuit.
- Won in both the trial court and the appellate court on a motion to expunge a lis pendens from our client’s 57-unit townhome development near downtown Los Angeles.
- Successfully represented restaurant chain, securing dismissal of unlawful detainer lawsuit and compromised outstanding debts worth roughly $300,000 with landlord of large retail lifestyle center.
- Won summary judgment for specific performance (i.e., ordering the sale of the warehouse to our client) on behalf of our manufacturing client against its landlord based on a breach of lease lawsuit in which the landlord refused to sell the building under a contractual option to buy. The court ordered the landlord to sell the building to our client on the terms set forth in the lease’s option to purchase.
- Represented homeowners in a claim for contractor fees. While the contractor did provide work, the work and services provided were shoddy and a number of the requested changes were neglected or incomplete. Although the contractor sued our client and recorded a mechanics lien against the property, we counterclaimed, secured a payment from the contractor and also successfully collected on the contractor’s bond.
